The National Flood Insurance Program has officially release Ocean County’s Preliminary Flood Insurance Rate Maps, also called FIRMs. These maps were developed from the Preliminary Working Flood Maps that have been in effect since June 2013.
The Preliminary FIRMs will replace the Preliminary Working Maps and will be used to determine flood zones as needed for permitting and construction.
Hard copies will be available after April 1 in the South Toms River Municipal Building, Department of Municipal Clerk located at 144 Mill Street between the hours of 8:30 AM to 4:30 PM. These maps can also be viewed online at www.region2coastal.com.
The official release date is March 28, 2014, which starts the 90-day appeal process. Appeals must be filed through the Borough. South Toms River must file any appeals to FEMA on or before June 25, 2014. Appeals will be processed through the Borough’s floodplain administrator.

These maps will not effect on flood insurance rates until officially adopted as FIRMs. After adoption, new flood insurance policies shall be quoted utilizing these FIRMs.
Until that time, the 2006 Flood Maps are used to assess insurance rates. The time frame for this appeal and resolution process is estimated to be 12 to 18 months from the 03/28/14 release date.
